Rough out your own number
Change the inputs and the range updates. It is a starting point for comparing quotes, not a quote.
Not sure? Ask each roofer for the square count on the quote. One square is 100 sq ft of roof.
The quote, line by line
The base price. Roofers price by the square (100 sq ft of roof, not of floor)
Only if a previous roofer overlaid the old roof
Nobody knows the count until the old roof is off, so the per-sheet price must be in writing
Optional, and worth pricing in hail alley
A like-for-like re-roof needs no permit in Calgary
Alberta has no provincial sales tax
Why Calgary prices look like this
-
Eave protection is not optional here
The building code requires eave protection at least 900 mm up the slope and to a line at least 300 mm inside the inner face of the exterior wall, and the mild-climate exemption does not apply to Calgary. The City goes further and suggests ice-and-water shield over the whole roof when you replace it. Ask each roofer which they are quoting.

Chinooks work water under shingles
Calgary averages about 46 chinook days and about 128 freeze-thaw cycles a year. Snow melts on the roof in an afternoon and refreezes at the cold eave overnight, which is where ice dams start.

Hail changes the product question
Calgary sits in what the City calls hail alley. On a roof this size the Class 4 premium is a few thousand dollars, and many insurers discount premiums for hail-resistant roofs.

Red flags in a shingle roof replacement quote
- A single lump-sum price with no square count
- No per-sheet decking price, which leaves the final bill open
- Old flashings and vent boots reused on a new roof
- A large deposit asked for by a roofer with no prepaid contracting licence
- Pressure to sign the day of the visit
Before any deposit: ask for the roofer's Alberta prepaid contracting licence (Service Alberta's online lookup) and a WCB-Alberta clearance letter, and get the contract in writing.
