Why Calgary prices look like this
-
The attic is half the inspection
The code requires attic vent area of at least 1/300 of the insulated ceiling area, split between high and low vents. Poor venting shows up as winter frost on the deck and ice dams at the eaves.

After every hail or wind event
A written report with photos before the adjuster visits gives you something concrete to compare.

Inspectors on the roof need fall protection
Alberta's OHS Code requires fall protection for workers at 3 metres or more.

Red flags in a roof inspection quote
- An inspection that never looks in the attic
- A free inspection that ends in a same-day contract
- No photos in the report
- An inspector with no fall protection on a steep roof
Before any deposit: ask for the roofer's Alberta prepaid contracting licence (Service Alberta's online lookup) and a WCB-Alberta clearance letter, and get the contract in writing.
