Rough out your own number
Change the inputs and the range updates. It is a starting point for comparing quotes, not a quote.
Not sure? Ask each roofer for the square count on the quote. One square is 100 sq ft of roof.
The quote, line by line
The membrane type and the insulation under it set where you land
This is where flat roofs fail; the quote should describe each one
Wet insulation under a new membrane is why some flat roofs leak again
A like-for-like membrane replacement usually needs none
Why Calgary prices look like this
-
Ponding freezes and thaws
Water that sits for days freezes and thaws through Calgary's winter and chinook cycles, which opens seams and pushes water into the insulation.

-
Infills and garages
Flat and low-slope roofs are common on Calgary infills, garages and additions; the price is mostly about access, drains and the edges, not the flat area.
-
Commercial is priced differently
Commercial and multi-family roofs follow separate City permit fees ($112 plus $10.14 per $1,000 of construction value).

Red flags in a flat roof quote
- A recoat sold as a replacement
- No mention of drains, scuppers or parapets
- Old wet insulation left under the new membrane
- No written membrane warranty and workmanship warranty
Before any deposit: ask for the roofer's Alberta prepaid contracting licence (Service Alberta's online lookup) and a WCB-Alberta clearance letter, and get the contract in writing.
